Hire a PM to manage the current primary once it becomes a rental. 

It seems if you are far away from this property then it might be a good idea to consider hiring the services of an experienced property manager who really could provide ongoing communication during the whole stay.  

I paid him 15k AFTER paying another architect , just because the town insisted I hire him.

Focus on stable, low-maintenance properties in B-class neighborhoods and hire property managers to reduce complexity.

I'm assuming there's lots of stuff out there that's way cheaper.I originally wanted to just buy a couple lists of 10k numbers each of targeted motivated sellers, and then hand them off to a VA company that will dial them, but I was told it'll be a much better business if I get proficient myself and then hire my own VA's and train them.

hire people to do the repairs-the owners pay for it whether you do it or you hire someone to do it. 

I'd do that and I'd fire the PM and hire a reputable one. 

If they can do the job for that price, you should hire them immediately!

They don't really care so much about facts, reality, what's good or bad, they just want a giant damn snickers to cram in there pie-hole, and to feel guilt free when there doing it.Now before ya-shake your fist in the air over the collective stupidity/insanity of it all keep in mind, these are the same kids that we all decided to raise where nobody got 1st, 2nd or 3rd place anymore, no-no-no, we said that would hurt feelings so we decided regardless of actions EVERYONE got a medal, the exact same medal. 

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.
