Its seems that that is pretty high monthly income so your pool of tenants is going to be smaller. and one more thought - this thread is possibly biased against the female being the bread winner.... if this were reversed - where the man worked and the woman was at home - I think you would be getting very different responses....

The tenant had mentioned a female had been awarded the room, so I figured it may have been a preference to sex, which I understand to be protected under fair housing.

@Cody LeCates  Just about every city has its version of rough 'hoods and, of course, "rough" is subjective and just an opinion, but how I determine whether a neighborhood is rough (or a warzone as @Wes Blackwell mentioned), and this is from my perspective as a female is 1: will I drive through it alone. 2: Will I drive through it and get out of my car alone.

I'm not a single female, but my husband and I do a room rental househack and I've definitely had a power struggle with some male tenants in the past in ways that I know they wouldn't have pushed back on my husband.
