Your refacing number is quite high and you should be able to get new cabinets and countertops for half of that price if not less than half. :)Are you making your place a long term rental or short term?

I quit investing 26 years ago due to some setbacks and it took me another 21 years to get back in the game.

You are way ahead of your peers who think they can scale and quit at 20 so great job.Go to real estate investing meetups, as many as you can, and meet other investors and ask good questions.

There are some really great podcasts that talk about different things, and there are actually quite a few vendors that produce content (podcasts, blogs, webinars, etc) that can educate you a ton.

It's not quite the same as bare land vs hotel.

I have heard it’s cooled down quite a bit and assessing if it’s still a worthwhile option to consider as a market for str or even mtr?

After looking into multiple skip tracing services and deciding on Smarter Contact, my partners and I were upset to find there were quite a few charges after paying $300 for the service; including a $140 fee to remove the "reply STOP to unsubscribe" feature.

Now, we are out of the identification window so we are left with either trying to save the current deal (which involves accepting terms that weren't initially part of the deal or call it quits and pay the capital tax gains on half of the proceeds from the sale.Are there any other options that would be worth considering?
