Also the outside will need the shrubs to bet cut, a good power washing, etc.  

I bet I spend less than 10 minutes on every rental and we consistently rent 200 days a year.Rental history - Unlike long-term rental cash flow, the history of a vacation property is not always translatable to how successful you will be with the property. 

Much safer bet would be to buy an existing home with a view in a nice neighborhood.

Your best bet is an agent who also invests.

If you just think of assigning a contract and make most money off it you you will end up with bad deals, the ones that everyone frowns upon , with unjustified ARVs, high rehab costs, in cold markets that are too risky or a losing bet for a buyer.

Unless it has something to do with ad views I don’t see how it would hurt to have two separate forums, i bet it would help increase activity.

As far as choosing a neighborhood - your best bet is to find a good investor-friendly realtor who can help you.

I don't think it's a great strategy if you are just getting started.If you have the financial stability and experience to take on negative cash flow betting on the high appreciation then I think there isn't a problem with this strategy at all.
