I have one trusted guy that does the interiors, and then I end up finding other contractors for big items (plumber, roof, electrician, carpet etc).

@Peter MorganComplain to the electric company that the bill cannot be correct.Have them walk you through the bill and test your ref and A/C draw.If the electric company will not check your draw, hire an electrician to do it, and find the issue.Could be an estimated bill.

Also if anyone has someone great they use around that area, I'd be happy to give them business and have a good electrician on hand for future things.

I would review the electrical with your electrician prior to spending too much time on the project.

Maintenance - I have an on-call plumber and electrician and a general maintenance man, who'll I call when needed.

If it's for vendors (plumber, electrician, etc.) then they are independent contractors and should carry their own insurance.This may be a red flag and time to look for a new PM.
