Like @Tom Sylvesterwas saying once you are proficient in an area then you can work on mastering another.If a good deal for another technique comes up you have a few options like passing the lead on to another investor and they will likely pay you a small fee if they convert (Yet another reason to get out and network), find this investor and offer to partner/JV on the deal and give up a chunk for the hands on education, or you can hit cram mode and try to learn as much as fast as you can and maybe be able to pull it off and of course last option is let it die on the vine since you aren't equipped to do it.

It seems to be an area where you can grow as a result of hard work and proficiency.

Like why we do ekgs etc.

I'm not familiar with Freshbooks but I do know that every accountant is very proficient with Quickbooks.

If you are legally armed, trained, proficient, willing and able to use a firearm for the proper legal means of protecting yourself and others...

I wanted to see if anyone had made the switch (or visa versa) and what your thoughts were.I've been in sales for a while and am very proficient on the phone, I imagine I can make similar money (if not more).

If I had even half of your proficiency, I wouldn't be in this mess in the first place. 

In either case, it sounds like your CPA might not be proficient with real estate investing, and you should think about looking for a new CPA.

Our rents are high so its tough to justify a switch to a more efficient boiler at this time & I have at least become proficient at tuning it.

But that's just for gaining technical proficiency.
