Some TPA’s ( third party administrators) have paperwork processes that take more time than other TPAs.

@Dan Roma - I'm not familiar with the rules in Texas, but up here in NY I would call the Executor/ Administrator of the Estate (s) or their attorney and find out more.

I've heard people refer to the return on T-bills as the risk free rate, but even that's contingent on the government remaining solvent :)There's no way I'd go through the trouble of operating income properties for a 10% return either.. and I'd like to assume most others wouldn't either.. although seeing some of the price to rent ratios for recent sales around the nicer suburbs in my area makes me question that assumption sometimes...All in all the thrust of the argument was that a reasonably competent investor should not have much trouble securing, at the very minimum, a 10% return on their capital without taking on excessive risk or administrative burden.

Michael,  Was it moved into another retirement account or was it held in your personal account If it was sitting in your personal account and you were the administrator for your Solo 401k, then you will need to create the 1099.

Third and this is just some advise I provide my Chicago clients, consider taking a half months non-refundable administrative fee instead of charging a security deposit. 

Ive challenged them on this since there was not vote by the homeowners, that im aware of, and they essentially quoted as 2008 law  that says the the board can: (18) Exercise any other powers necessary and proper for the governance and operation of the association.The reason they have implemented is that there was a bad landlord that allowed a tenant to rent that eventually got busted for drugs.
