We just did this as a seller on some of my new builds.. we sold 3 in the last few week and I negotiated commission on all of them.. a little different for us here in Oregon as these are new builds and folks ask for upgrades.. so like on one I said sure we will upgrade to Hardwood throughout but we are not paying a broker fee to your agent you will need to pay them.. well they passed on the hardwood and we agreed to pay their broker 1%. thats how it worked out.. in the higher priced markets its going to put buyers agents on the spot. because if sellers say we will pay 10k which is about 1% and buyers agents are used to getting double that they will have a hard time talking to their buyer who still thinks 10k is a big pay day and wont understand why the agent thinks they are getting shorted..

If all that is in place, adding a bedroom can be a great way to increase your CoC, but double-check the setup before rushing into it.

HI Sherrie, ADU's are generally a great return on investment..I'd double check the DSCR and FHA rates though...A DSCR cash out client was just quoted the high 7%'s to very low 8%'s and FHA have improved tremendously this past week...on purchase quote today FHA rates were in the high 5%'s..check in with @Joseph Chiofalo Good luck!

I know it's a pain to pay the extra couple hundred dollars for re-inspection, but it's always worth it to double check and confirm on your end.

Call the real estate commission and double check, but TX looks at STR like a hotel and does not hold it to the same standards as a LTR PM, which would need a real estate broker license.

To address them:-File format is JPEG, same with all of my photos-Tried resizing, filters, contrast; clearing image cache & cookies on laptop; uploading from mobile app (which would negate the previous); deleting the other bathroom photo that has the same tile pattern so it doesn't think it's a double (but otherwise looks very different) . . .
