small commerical bank:make appointment with loan officer  many times there is only one or two .be prepared with 2 years tax returns . copy of your bank accounts showing you will be a good depositor in the bank50 to 100k is a good start. small community banks NEED deposits this will be a big trigger for them. then maybe a quick bio on your experience.

On 5 or more units, it’s considered a commerical loan and the borrowers Debt to Income ratio is largely irrelevant.

Has anyone ever heard of a Commercial Hard Money Rehab Loan that is based on ARV. From my experience most of the rehab lenders only do SFR.

If you're buying smaller multifamily that isn't considered commerical then consider doing some work that will make the property appraise as high as other comparable sales in the area.
