Usual upgrades are LVP flooring in all common areas and bathrooms, neutral tone paint, paint the cabinets, new lighting and fixtures, and stainless steel appliances, which I really believe makes all the difference in the world with C-class apartments.

Another thing I use to do before this book when I was getting started was to walk through Home Depot/Lowes and get familiar with average costs for big repair items like water tanks, HVAC, appliances, kitchen/bathroom cabinets, flooring etc.

New cabinets (all probably because of the fire)I have a couple of options I see, Go back to HUD show my home inspection and say I want the money back based on the safety issues or wait for the price to drop further then try to get it cheaper.
