You can acquire your a primary residence from up to 1-4 units for as low as 5% with conventional or 3.5% FHA with a few exceptions.

But there are products that go all the way down to .75+ ratio and even no ratio.

It was a big alternative church property you know mind benders. one parcel in the middle of their campus 20 acres. they acquired from an owner sub too the back taxs and they never paid 1/2 of one years tax's prior to coming into title..

If you have a finished product, they won't move in for 60 days but your lender requires signed lease and/or move-in for refi...this will delay your refi.

I think the information is widely available and in now days, cheap to acquire; one just need to be patient enough to learn it!
