We have been very fortunate with that as well.We have experienced good luck with our local Apartment Finder magazine and accompanying website.

I let them know my husband is a high school teacher and I use my small rental property business to allow me to stay home and raise my children who often accompany me to a property. 

It appears from this thread that i'm learning that a solid rent roll, along with leases to accompany it should suffice.

I’m a new investor in Nashville, looking to bird dog for seasoned investors and wholesale buyers.

We need more than a hammer in our toolbelt so we don't try to make everything a nail.I began assigning and bird dogging properties that aren't a good fit for me about 5 years ago. 

We installed a security camera and she’s flipped us the bird twice today.

At the sametime BP  posters/bloggers/OOS shillers were telling everyone how it was really dumb to invest there and they sometimes accompanied with some fake math to convince. 

its best to have this done.. you want to have your financing and proof of downpayment .. those should accompany any offer you write.. that's what your competition is doing. only way you would not need these is if its direct with an owner who is just clueless ( and of course there are many like that )  but they are getting smarter  :)

Can anyone give some advice or tips on how to start bird dogging in the Fort Worth Tx area?
