I would consider selling one of the properties, paying off the debt, creating a reserve for your remaining investment, and ensuring you are 100% financially stable before you invest again.

I'm also considering the greater Salt Lake City area, as I have family there and am up there quite often. 

You should then connect with a property manager to help you understand the rental market, then connect with a contractor who can start walking the properties you’re considering.

You are not going to buy land and put in a mobile home and the lender in 6 months will consider it a single family home.

That being said, I don't have the information I would need to say for certain, but that sounds as if that's a high price for the asset you're considering to buy.
