Looks like I will be getting market rent on NNN which is a good thing especially with winter coming!! 

If I can catch-up and finish a couple projects this winter I am hoping to have solid plans next summer. 

I've seen a handful of bank or HUD owned properties where they had winterized by turning off the water and the electricity.

But I am going to leave it for 12 months, see how it goes because the market is rising I expect to make more money in 12 months time.Also its winter and much prefer to sell in spring.Fun and games.

I would not want the hassle of finding tenants in the winter, esp at Christmas time.

Now as the winter is approaching I got 2 calls in 1 week about boilers that are refusing to start.

I have two buildings where the utilities are shared and to avoid high temperatures in the the apartment in the winter, I install programmable thermostats that limit the upper temperature.

I have heard, read, and been told that the very best time to buy in during the winter.

I was thinking about changing my offer based which would hedge myself against an eviction and vacancy over winter. (8-10K reduced offer) I'm not sure if I should continue or not.

I am taking a class and going for my real estate agent license during the winter break.
