Take good photos and write a good description and you should be fine.

Running a business comes with paying taxes and I will work with my CPA to write-off/depreciate whatever I legally can as a business owner.I see a bunch of discussion around "substantial services".

Who told you that you cannot write off the insurance on the investment property?

There are great tax write offs if that is what you need and most passives are getting about 8% cashflow in a well run syndication. 

When you mail postcards, you short-target only those homes you like and you write something different depending on where it is so you can connect.

Interest is a write off in the states as well and I have learned to really appreciate all the write offs that the real estate portfolio can provide.  

This underperforming cash flow is likely due to your higher vacancy, not to mention whatever bad debt write offs or concessions are in the mix. 

Are they picking window style and placement, exterior cladding, color, etc? 

The style is not on the current trends and attractive for a home that's priced 3-4x the average home in the area (nothing high end about it).
