We have rentals in several different markets and haven't really seen any industry wide standards regarding vacancy fill times and lease up fees.

I buy double wides on their own land (not in parks).  

First you should be reading and learning anything you can about what you want to do, about the area you wish to invest, and really have a wide outlook on your plans so you can piviot when it is needed.
