I don't know about other areas in TX, but I keep a close eye on Austin-SAN corridor, and I'm familiar with the market in Kyle, New Braunfels and NE San Antonio.

I have never been able to utilize any DPA with any deal as of now, but it is fun to keep it as a possible tool for use in the right situation. 

My 4 personal STR's are all in San Antonio did over $575k in 2024 and on track for $650k in 2025.I think you are generally looking in the right areas, but there are a few things to keep in mind:1) Stay inside of 1604. 

Others who do not know the market here keep pushing the vibe that Huntsville is all sunshine and roses for investing at present. 

Hey Adam keep grinding - it sure does take a village but each property you get the more you'll make and the faster the process goes. 

I do / done many rent to own (contract for deed) and a few seller finananced deals where I keep the note.Why not in parallel use a flat fee listing on MLS too?   

I know several investors that are struggling to keep their short and mid term rentals going.

Keep in mind that when wanting to do this with a mortgage banks first want to see substance and at least one yearly balance statement.

The investors I work with find that builders are able to incentivise their product to keep it moving and do what they do best.
