My question is: From a landlord’s perspective, what would you want to see in a modern model of a property management company? 

This property is close to the down town, near a bus line, and fit the business model.

The thing is their model is PREDATORY upon ppl that desperately want an opportunity to earn more money.

IF I get into this, I'd be looking at the long term model- at least to start. 

Or do they use the virtual banking model like Baselane and Quickbooks Money, etc?

In the second example, the higher cap rate has effectively priced in the expense of re-tenanting the building within 2 to 3 years so the 10% cap going in results in a 6% or 7% cap rate after accounting for all of the expenses to re-tenant the building only a few years after purchasing.For an experienced investor or developer, seeking out underperforming assets as detailed above is their very business model.

All of those are "part of doing business". 3 years, 7 Airbnbs and hundreds of guests later I'm still a proud host and a big fan of the mid-term / short-term model!

We intend to continue with the same business model. 

But there is other ways, and infinite return model as I detailed is one but often too complex for most to comprehend the various moving parts and math to it all.
