You should setup multiple ways to accept payment.Our tenants have the following methods to remit rent (no cash) -1) Online payment sysem2) Zelle3) Bank deposit at Bank of America.4) Come to the office to remit funds.

@Sean YangI can understand the hesitancy to go the remote route, but its certainly the wave of the future.

It will be highly dependent on the district and licensing.

It's a complete roll of the dice when you switch to the smart meter, so this doesn't surprise me....it could go up or down depending on the actual water uage.  

We've seen some lengthy POS with $15K+ escrows and we've seen others that will come with completed POS.

I have a bit of a soft spot for the area as a UF grad, and I still come back to the area every year or two. 

I have the same idea as you and I think thats the best, most reasonable way.
