I involved the village and they sent out an inspector to investigate but the tenant never let the inspector in and just last weekend sent me a notice that they will be moving out at the end of April.

I have a job in Berwyn that closed 3/29/17 and still the village has not fully signed off on the plans, so no real work has even  been  started on a 100k rehab of a 2 unit property that should have taken 4 months to complete, on  paper LOL.

I found another quick way of doing it:25% of gross rent for vacancy, repairs, and reserves (you can use this rule because these are just allowances, not measured expenses)Plus $50 per month for insurance (on SFR)Plus the taxes from the county website (Make sure to add town/county, city/village, AND school; zillow is almost always missing one portion; also be sure to remove any exemptions an owner-occupant currently gets)That tells me what my cash flow will be before financing.

It really comes down to the type of investor you are and want to be a few years from now.Hollywood is getting the same boom in development with the new projects all around the main corridor and neighboring areas like Franklin Village have seen substantial hikes in rental value.I keep delivering off-market deals in these areas with developers favoring most of the product.

Googling one owner at-a-time, FB'ing them, tracking them down on LinkedIn, et al, is a mind-numbing task, with some owners taking days to track down to some small village outside Tokyo (actual example), or staying awake until 3AM so that I may possibly catch the owner right before their lunch break, halfway across the globe.
