And if the properties have been put into an estate planning vehicle of sorts and transitioned from active to passive then it doesn't matter whether your heirs are astute real estate investors or not. 

There are better vehicles that generate higher returns. 

If the car you own is not necessary, you could save even more to sell your vehicle and move to a more economical car as this is a depreciating asset. 

The offering memorandum for the property lists "vehicles per day" on the freeway in front of the property and for the cross streets nearest to the property.

It's certainly not a stretch to think that investors are starving for investment vehicles in this crazy low-interest rate environment. 

Other suggestions to maximize what I one can do to put some profits into tax deferred vehicles?

It's a given that it would cost more than the same trip via a ground car, even if ground transportation doesn't gain its own improvements (which it will - autonomous networked vehicles will make the ground trip safer, faster, and cheaper than present ground transit, and that is *much* closer to a broad implementation than air taxis). 

Counties use it for land trusted to non-developement.While they may not be 'illegal in all 50 states' they are often a horrible vehicle to get you where you're trying to go.

Any advice would be greatly appreciated.Best,MikeIf the property is in an LLC (and I'm assuming it is given you have a hard money loan on it and most hard money lenders require an entity) then your solution is to get the property stabilized and then get a longer term financing vehicle.
