Depending on the nature of that LLC you could have gone ahead and taken out the new loan in your name and saved yourself all of that extra expense. 

When that buyer closed did they review the roof warranty ahead of time and what is required for inspections to maintain the roof?

If the seller agrees they can give up their lien position so you can refinance, but its a risk because Im not sure you can make them commit to that ahead of time.
