Given appreciation is typically where you are making most of your return in any real estate, having this additional appreciation helps create much higher returns.Additionally, my single family tenants, typically stay a couple years longer than my duplex tenants.

This level of service is NOT typical for the Lehigh Valley, and it’s certainly not what we’ve experienced with our PM or others we know in the area.A property manager should be proactive in tenant placement, responsive to inquiries, and transparent about efforts to fill vacancies.

I have found it is better to use a Broker if possible so they can shop companies, and shop every year vs using a captive agent that can typically only sell their company policies.While it is good to shop, not always good to go with the lowest possible provider on insurance.

You can also do a double close if the agent or the seller is against wholesaling.Double close is a process where you first close as a buyer and turn around and close as a seller, typically within 24 hours.I am in metro detroit too.
