We’re looking at buying a rental and are trying to figure out the best course for taking a second mortgage out.

We have two hospitals, Timken Company, Diebold and of course the Pro Football Hall of Fame!

@Nedim Tokman 90% of people that buy courses - never do any investing to use them:(I have paid for courses in the past, with the understanding that I was paying to get the info faster than I could research it myself. 

I would also keep in mind that very often it is not so much the decision itself but the decision maker that determines the success of a course of action.

In general, for a B or B- class neighborhood.. of course there are exceptions here. 

Pro:- it’s trained to look for safety risks, expensive repairs- within minutes analyzes entire disclosure packet of hundreds of pages- works as another set of eyes that looks for things you should be watching out for, likewise of a companion - great to quickly learn of property conditions from the actual documents while on the go (given that you still follow your own due diligence process)- beta is freeCons:- still in beta- can’t share report directly unless copy and paste- only core documents (home inspection, pest, roof, tds, hazard, solar) are supported but not regional specific disclosures like hoa- estimates it provides aren’t accurate- not mobile friendly 

If you're sure the land will appreciate on it's own, I don't see any harm in going for it, unless of course your money can perform better elsewhere, which it probably can.

Further, I as a matter of course, place a “friendly” lien on all properties I buy for cash, so there was little equity in the condo.  

In our limited experience being on our own, finding the deal of course is the hardest part and is definitely a “it’s who you know” kind of deal.
