I'm currently based in California FWIW.Detroit has a lot going for it: affordable properties, a solid rent-to-price ratio, and a ton of neighborhoods with strong rental demand.

There is one book for 49 states and a separate book for California.

For reference the higher value property is in California and the rest of the properties are in Texas & Utah.

I'd like to get them licensed in California, but it is very difficult. 

Because I'm in California and evictions are a nightmare and all laws are anti-landlord, no way do I rent to this person.
