The bad news is that researching and due diligence seems to be very time consuming, the good news is I can learn a lot by looking at all different facets of market to see what makes a deal sustainable and what doesn't.

Like above screen tenants and screen heavy, set expectations quickly and clean on communication and anything within the lease agreements.Location of course, pick somewhere business wise of potential growth/sustainable economics so when you move out you can easily lease out not only your unit but the other during turnover.

I just looked at them and said DUDE this no work.. these assets are not sustainable for anyone but a local mom and pop who is in the asset what your paying for it.. not the inflated value your putting on them
