@Alex Lickenbrock If your young family needs schools and you don't want to pay for private, you may want to consider the suburbs (and there is a range of school/suburb quality as well). 

I recognize most accountability groups (exception for the one mentioned above) cost less than $40k (however the cost is annual, versus the mentorship/training is one time), but why is it ok to pay for an accountability group and not a mentorship/training assuming the mentorship/training is decent quality?  

Finding quality tenants is crucial for generating consistent rental income.

From what you’ve shared so far it’s gonna be difficult for anyone to give you a sense about deal quality, and the value proposition to investors, but I’d be happy to engage. 

We made a bet: be okay with no (or negative) margins on cleaning and let high quality reviews pay dividends years later.It’s paying off. 

In my opinion, both have their pros and cons and neither is 100% superior to the other.
