Unless the land is super valuable, probably not collateral for the mobile homes. 

@Sam HendricksenMultifamily is super competitive in this area and you have a huge advantage over your "competition" with the fact that you are owner occupying as most deals nowadays hardly cash flow. 

It could provide more cash flow but your leverage would still be less due to the total value of that property compared to the 4plex3) Is there an easy way to understand what price range I should stick to in my area, and should I focus on the best market or focus on the best price for properties? 

To make things as easy as possible, I send a monthly Zelle request about a week before the rent is due.

That's easy compared to trying to fight and erroneous $13k water bill (a real issue we had) or an insurance policy tripling (that too).

That was first BIG red-flag for me, pitching it all as simple, easy, sure thing, quick turns etc..

But as said above it is not an easy job and the salaries are not great working for someone else.

This relative to my situation, is a super modest amount of funds.

I don't try to evict based on neighbor complaints as those aren't super reliable and the people likely won't show up to court.
