I just closed one earlier this year where the Seller tried to back out multiple times after signing the P&S and was on an emotional rollercoaster for 60 days leading up to close.If you couple the sellers situation with any less-than-stellar listing agent, you have a recipe for slow communication and lots of ups and downs.

This is just our new construction side...We have a lot more going on than just this.And of course we are bless with Vertical financing from our local banks at 1 point and 5.5 to 6.5 % on drawn funds.. our equity is the lot .. we pay cash for the lot.so with the one on 7 1/2 Woodal that sold for 549k we were in the lot 109k cash the rest was bank loan.4625 Oakwood we were in the lots 20k each the rest was bank loans.... so our cash on cash return is quite stellar actually..

This is not a stellar cash flow on a multi because you have far too much equity lying dead in the property.Your profit margins would be far superior if you refinanced to the maximum and reinvested your equity across multiple properties as opposed to killing the cash flow on this one property by leaving your cash dead and buried.Many investors prefer to ignore opportunity value of cash, in essence maintaining it has no value in itself, as a way to show higher returns on a property.
