In my area on-market there are some SFH with good investment potential but they require rehab, which is a more sophisticated play than what investors usually want to mess with for the SFH space. 

I know team members don't necessarily have to be on my payroll, would it be appropriate to seek out professionals and 'pre-create' a relationship with them before launching into my first project? 

So, I went to the job, showed him the math and paid him his $5,000.I own a fairly large plumbing company, construction company with licenses for 8 specialty trade, do large jobs like building hotels and underground utilities for many cities, own several apartment buildings, own real estate in several states, have no bookkeeper in my office, do all the books myself with the exception of payroll done by a part-time secretary, work in the field 6 days a week and the only thing my wife does is she manages the properties, collects rents and makes bank deposits.A wife should be a wife and not a business partner.

Specifically a CPA with experience in the following fields:-Business acquisition (obviously lol)-Asset protection-Cryptocurrency taxation-Payroll and payroll taxation-Opportunity zonesA CPA with personal experience investing in rental homes would be a HUGE plus as well.

@Megan MoodyRepairs, maintenance, contract services, utilities, advertising, PM (and all encompassed fees associated), insurance, tax, payroll.

If you are hiring bottom of the barrel people, maybe they will work for that structure, but the sophisticated and quality property managers will not.

I know there are far more sophisticated, (and likely much better), ways to price rent.

I'm not simply looking at a snapshot of the present rent and dividing it by the purchase price although this is better than nothing, It is not sufficiently sophisticated for me to make smart decisions as to which properties to purchase.
