Unfortunately I think that it is situations like this that leave a bad taste in the public's mouth.

The green bathroom in what looks like the master to me is a specific buyer taste thing.

Those are both great ways to do RE, but some of us have tasted a bit a success without ever using such techniques.

I've had to do this several times, and I've found it always leaves a bad taste in my buyers mouth.Now with some experience you can usually figure out which ones have a bigger chance of title issues.

This will be a working budget because it will continue for the life of the property, and it allows you to build a capex expense when you are figuring your cash flow for the property.To speak to your 2nd question, I want to be clear that I am not suggesting that you compromise your replacement tastes, but rather that you know when to apply them. 

Sounds like champagne taste on a beer budget.

Its all personal taste and someone thought they were perfect for them (or at least good enough to warrant buying the house) Again, great post would love to see more!

If you keep things neutral and tasteful it should hold up and add value for resale or sublet down the line.
