One issue I see with this is that I do not have a real estate license so I don't think that would create any issues with STR management, but as for MTR management it seems like there are certain limitations without a license - any feedback on that would be appreciated-Staging properties primarily for FSBO's as I know properties listed by realtors will typically have an in-house staging offering.

Hey @Jeff Ryan, Let's say the mobile is worth 120k (which seems really high for a 25 year old double wide).

I just mean to say that I don't think there is anything wrong with their business plan, their operational expertise, and so on, so unless something melts the economy down, it seems as though Brian integrity of the operators is the only remaining variable. 

But it seems to me that referral clubs only real value is vetting suppliers.

Health and safety inspections don't seem to care much about zoning or permitting issues.

I don't quite understand why you need to rewrite the lease, it seems to me that what as Nathan said, just adding to the existing lease should be fine

Since your parents seem open to your involvement, I would start start small. 

For example, in the New York area, especially in some hyped-up fringe neighborhoods (like certain areas of the Bronx, Queens, or Staten Island), finding a "bargain" seems easy.

It would seem the only contact they are able to make is between their bank and my credit card.Any insight or advice would be greatly appreciated
