As long as I know all I'm doing is cleaning the place, and my previous pictures are still a good representation of what the property will look like (I'm not painting a different color, doing new flooring, new landscape etc), then I start my ad a week or so before the tenant moves out.

I had done well as an owner trading up my principle residence half a dozen times as markets rose during the 80s and 90s but sold out during the dot com bust in 2002 and have been a Silicon Valley renter paying through the nose since then staying close to my tech job.

If the lease prohibited painting the walls and they did not put it back to the original color you could keep the deposit to repaint the walls they mis-painted.

You can always paint in light colors to make it feel bigger.I think the answer is you need to compare to your neighbors.

If a tenant repaints walls with neutral, nice colors and does a good job, without damage to the house, more power to them because it saves me a paint job.

Also, keep notes for items we order for each villa and notes like paint colors used...almost like a villa diary.I would love something that could generate reports as well and is customizable for each villa I have.
