You would be better served to collect quotes from a handful of foundation specialists then choose one.As for costs, it will be dependant on many factors: type of foundation; type of soil/rock; depth of underpinning / ease of soil removal; and your location.

goal  = build portfolio = option Bgoal = 80% or better equity = option Aas you mentioned, the cash flow is higher, not lower, by choosing option B with the savings reinvestedoption A seems to trump option B (but I personally would do option B and maintain the proper reserves)

There's a narrow band in the middle with good rates that you typically see advertised, then a "high balance" range where they aren't so good, then a "jumbo" range where they get better again (sometimes we find ways to shove "high balance" loans into "jumbo" for that reason).
