Join a local Real Estate Investor Association (or, REIA) in your area and go to their meetings regularly.

Too much risk.I like the idea of doing a land contract instead of a traditional sale but have never done one.What benefits would the land contract give us over just doing a regular sale?

Inspect regularly, then remove the tenants who can't maintain their units in decent condition.

Should've just left us alone and not used Facebook to spam a forum that started because someone asked a regular question and many of us replied based on the evidence.

Our goal is to subdivide while in the county in order to build a regular single family home on parcel (A). 

Most very successful STRs seem to have direct booking options, they are opening their properties to the YouTube Airbnb influencers to get more publicity, they are creating regular content through their own social media channels, etc.  

Worse case it could be converted to regular apartments.

Just get a regular hot tub, I promise it'll much cheaper than a lawsuit.

When I do my own units, should I charge a really low price to my own property to make it self sufficient as it would then cover its own expenses, or should I charge the regular full price for cleaning and pay myself the entire cost for cleaning to boost my income?
