Not a great time to be chasing marginally profitable deals.

My advice is to keep taking profits along the way. 

Short term lenders balance sheet lenders like myself love pre-pays as most of our profit is in fees, so the quicker we can get the money back the better to relend the same funds. 

Among all the VA comps I've used, it is the most reliable and profitable.

For example if you wanted to gift $100k to your child to purchase a business, it may be best to make your child manager, with say a 20% interest, while you and or your spouse maintain a 80% interest.  100% of any net income can still be received by your child as manger, or even for just his 20% interest, as profit allocation  need not align with ownership percentage in an LLC.

They sell it to an investor for market rate and make a good profit.4.

It's a strategy that has proven effective time and again.Five years is a solid timeframe to account for market fluctuations and ensure profitable sales.

MAYBE, if you live in the town, and are VERY handy, and open an appliance, hvac, roofing company and are willing to travel to the 30 closest cities (since you won’t be profitable even if you get all the business in a city that size.) then maybe you’d do ok.

If the note holder purchased the note at a discount he can accelerate his profits and increase his ROI by offering the borrower an incentive to pay off the note early, or to make e extra payments.  

So if your big into water sports, living in the desert could have all the profit in the world but it's going to be miserable hell and odd's are after some months the profits wont matter.
