The toilets flush fine if there’s no paper products in them.

Furthermore if agents were paid on a fixed hourly scale then the thing driving that rate would be the quality of the product they produced.

Maybe the market is hot enough that you could still turn a profit selling as is, but typically, sellers will ask you to take care of them before closing AND likely pay less for the property simply because there are known defects.

If you're slowly increasing but still slightly under market, have a better product, or better service (or all 3) and have rental comps to back it up, if they start to ask you can highlight these points. 

And when demand is high, the product goes to the highest bidder.

There is no one best product.  

Definitely a more niche type of product, but, incredibly useful, especially across the Midwest where many rental properties are less than 100k.

From a publically available standpoint, Air DnA and Pricelabs puts out great data for their paid products on nightly rate, occupancies, etc.
