There will always be people with money who want a second home in Colorado who are fine as long as their mortgage is covered.

DSCR would be considered a Non-qualified mortgage.

Now solely as a lender, i actually reverted back to it in unison with our mortgage origination software. 

He has since refinanced and cashed me and my private lender out.

Many of the investors I know have dialed back on their private equity investment or have changed to doing debt instead of equity so it was not prime time.

Then the rents would cover that payment plus the mortgage with cash left over.

That being said, while the intent is that most investors in a 506(b) offering are accredited, the sponsor can accept up to 35 "sophisticated" investors into the offering and still be within the rules.All told, private offerings are 100% a buyer beware investment.
