Hi Folks, I am a resident physician at Columbia University in NYC and will be moving down to Miami, FL on June 15th of 2018 to start the remainder of my residency in anesthesiology (3-4 years) at Jackson Memorial hospital and surrounding hospital systems. 

We thought about the physician loan but the closing cost would be higher than the FHA and we would not be able to use gifts from families and seller rebates. 

I am a FT physician and often moonlight at urgent care on weekends but am willing to make it work for a good opportunity!

Once renovations were completed I then contacted Bank of America to refi into a physician loan into to get rid of the mortgage insurance to allow for better cashflow.

The tenants would be physicians who are doing training rotations at UCSF, so the closer to the medical center, the better.

The MTR option seems to be especially beneficial in areas where remote employees might travel and work, snowbirds in Florida, or any area with a flourishing medical center for traveling nurses, physicians etc.
