I would follow the lawyer's advice on whether or not you should keep the dogs for a while, or if you can re-home the dogs to a good home on your own (craigslist is a good option).It's nuts that $400 over 4 months could make this person a "tenant," but this guy seems to be playing you and I wouldn't be surprised if he tried to cause problems if you goofed the eviction.Personally, if it was a friend's friend and they gave me $400 in cash over 4 months for shared food or something and I had no lease, I would likely take a huge risk and say screw them and change my locks.

I'm wondering if one could simply setup a separate agreement with someone .... instead of between IKen the Landlord and Betty the tenant, it's between Ken the persona nd betty the person, nothing to do with any LL T relationship.

Then the rest of the information you gather when the note seller calls.The benefit I find to direct mail is you can regulate your calls to your schedule and most of all, you get you good at talking about the business.The downside, very expensive (close to it $.75 to a dollar a letter) and it is very hard to find a dependable persona to stamp, signed, stuff, and mail your direct mail.Cold calls, on local notes sources such as realtors, banks, divorce attorneys, developers, real estate clubs, investor clubs (and the list goes on and on) is another approach.The best place to start is personal calls to Real estate offices and offer to be a quest speaker at their next sales meetings.

Next, be aware when speaking to theses types taht if they seem uniterested or amused, it might be better to cut the conversation and perhaps get another opinion from another person a few days later.Too bad, but they are human, (LOL) and if annoyed, may tell you something that discourgages you from going there, especially if it sounds like you don't know what is required.
