I finally finished building this nice little 1000sqft, 3 bed , 2 bath house on Big Island Hawaii.  

I am looking for some ideas on how to properly fund this thing.

If you live there 2 years or more before selling you will be exempt from tax on the 1st $250k in profit which is a nice bonus. 

As weeks go on, why would a tenant ever pay if there’s no threat of eviction?

In fact, one of my clients last year closed on a house hack near Keystone and turned a 5 bedroom single family home into a 6 bedroom house, and he is living in one room and renting out the 5 other rooms individually between $1,300-$1,400 per month per room because of the lack of affordable housing options up there.
