We rent in the summer at $199/night which puts us high and keeps bookings down, but I've learned renting out to the cheapos just ruins your house faster and you end up replacing more things, and your bills are higher so you're still not making any money and your house is getting ruined faster.

I have 2 bedrooms already with queen beds, the middle room I can fit a queen bed and 2 night stands but not much else, or I can put twins or bunkbeds and have room for dressers and stuff.

@Daniel Consalvo, I attended the ADU meeting last night with the city. 

Taxes should be in the underwriting but at the same time, the percentage charged by the local city/county/state should be baked into the nightly rate. 

Looks like they charged my guest 11.2% on my nightly fee + cleaning. 

Stowe is more expensive, but commands a higher nightly rate and Stowe is busy year round, with the slow seasons being only November and April. 

You can get high night rates during football season and holidays, but outside of that they drop rates below $100/night to minimize vacancies.

I don't lose any sleep at night knowing occupancy has taken a fall this year.

It's a 3/2 bath home in good condition, good location, and is partially updated, but it is not the $300/night type listing.
