You've probably seen him around the forums providing information and disspelling lending myths.

I wanted plug in some gross monthly rents and instantly tell me if the asking price was supported my the potential rents.

Making money on the buy is an old saying, but it is really making equity on the buy.My final comment "Lastly is you make money on the buy not the sell." regardless of it's age will withstand the test of time for the simple reason that purchasing properly regardless of market conditions greatly enhances your odds of having equity.

@Luke GroganI think it's a bit of a myth or at least a damaging generalization that having more units under one roof makes for a better property.

I will assume that you want rentals. having experience before getting into apartments is a myth. 

There is a commonly believed myth that owning property in an LLC will protect you from lawsuits.

The experience saying you need to have experience before doing apartments is a myth. 

The experience that you should have going there is a myth.

And without any enhanced encryption!
