But instead of hiring a couple "contractors" to do all the work, I will break down the Scope of Work into weekly milestones and hire specific tradespeople to do that particular work for the week.

Since the bankruptcy discharged the loans back in 2009 the standard 4 year waiting period from the date of discharge should be the time milestone to overcome.

Verify the GC license and insurance and ask them to provide a sample of Scope of Work for similar projects - structure your contract with the GC that the payments are contingent upon successful completion of milestones to be inspected by a third party such as a home inspector.Overall, it was not the most pleasant experience, I did a lot of mistakes for sure but I learned so much and I don't regret it.

.* I have contractor ready and he said he will pull all permits,etc. doing a phased contract where we make payments based on milestones* I am looking into getting insurance to be safe for property for theft,etc. but its in a decent area so not as worried* All cash deal and we have cash on hand so not worried about that.* He is giving me a contract and wants a cashiers check of 5K with contract signing.
