They meet 8 times a year - and if they cut rates 1/4 point a meeting that could mean that by mid next year we could see a 1% drop from todays rates... and maybe 2 points in a year if we were really lucky.

If you use bonus depreciation (cost segregation) this year that will mean in future years you'll most likely have less depreciation for that property.When to use bonus depreciation, section 179 depreciation, cost segregation etc. should be a conversation/analysis you have with your accountant either mid-year doing a tax projection or prior to your tax return being filed.Good question!

i was exploring and saw some of the neighborhoods in kyle, Tx has school ratings like 8 and brand new houses in the range of 300K with potential rents at $2200 per month so overall making them cash flow positive. however, i am not sure why Kyle is a popular place. it is mid way between austin and san antonio but that does not seem to be a strong enough reason.
