I'm a mechanical engineer by day, so this is a totally new world for me.Anyone else have experience in Weber County and the surrounding areas?

He is not understanding the tax mechanics of having an LLC. 

My emphasis is for you to become the expert and not to rely upon third parties.

Are there any mechanical problems? 

I've had flight cancel due to weather,  on my last closing my flight from LGA was cancelled due to mechanical failure I was able to rebook on a diff flight 3 hours later from JFK and had no issues getting to my closing..

The mechanics of separating those interests isn't difficult. 

On a more specific note, increase livable square footage is number one, new mechanicals is probably number two, cosmetic updates would be number 3

I'm also not that mechanically inclined.I'm not so keen on solution 2-4 as it would require intervention from the tenant to cleanup and replace used up portions, and I'd really like the tenant to not have to think or worry about placing or emptying stuff.  

Now I'm looking to get out of my present line of work (mechanical design), and build a company to include different aspects of real estate.

Any experience with common brands and which have a strong locking mechanism?
