To be clear, the GC is not a member of the any of the contractor crew (although he is responsible for finding these crews and bringing them in) so he's not making any money on the renovation (unless they are giving him some sort of kickback under the table which I do not believe is happening).  

You will have to bring 35-45%-ish of the cost of the lot to the table. 

On top of everything above- keep in mind that with every "head in bed" you need to scale up the number of seats at the dinner table, space/seats living room, towels, plates etc etc.

Rest assured that you don't need to bring all cash to the table on a fix and flip and we can assist you in closing the loan.

These can be buried if you like.Your water table is probably pretty shallow.

I'm not sure what a newbie brings to the table during the rehab process anyway. 

They need to make a lot of people (on different sides of the table) happy.

Anyway, just tell the seller you’re sorry and rush to the closing table.

I am familiar with water right and know they recently changed to allow irrigation as long as it goes back into the water table.
