I want to make sure I a make the best move possible so that I can be set up for the next(2nd) deal!

Hello BP family,I am hoping to get a little advise or insight from some more experienced investors if possible.I currently have a SFR located in Iowa which just became unoccupied.

But it just seems cleaner and easier to have a license, plus I just think it's silly to have to run to my attorney and pay him every time I enter into a deal... but it looks like I've underestimated the trouble in finding an IA firm to hang my license.

I know that @Manaia Alalamua has one, Alamo REIA is another one, I have one this week.This forum is great to meet people on line, but there is nothing like ACTUALLY meeting people in person.  

Rental Income is currently going to my wife and I, as we are in REI growth mode.

My daughters are adults now and yeah life insurance ia in place but I work hard to leave them in a good position when time comes for me to have wings🙂 They pretty much know my main business and the two of them have plans to run it as well as whatever else I have established so though future seems dim, it’s not.

. - Grand Rapids, MI- Des Moines, IA- Omaha, NE- Columbus, OH- Rochester, MN/Dubuque, IA/Driftless Area WI A few questions:  Are there any red flags with these regions? 

QUESTION: Should I, as the landlord, plan to landscape the backyard when the tenant moves out in a year or two? 

Can a I, as a landlord, report my tenant paying monthly rent on time to help them with establishing their credit score or bettering their score?
