If you qualify for both (you've lived in the property long enough and it is used for investment when you sell it) then you get to take both.

i think its the easiest asset class to understand that isn't stocks and a lot of peoples livings depend on marketing how perfect it is

I have lived in Santa Fe for 5 years and am plugged into the commercial RE market as a full-time investor. 

I have changed my rental strategy to Co-Living (rent by the room).

If we're talking about some Section 8 houses in Cleveland or Detroit, sure, I am with ya, I live it every day, but what we're talking about right now is a different world.
