Should I stain these doors and hardwood floors a dark expresso color, or lighten them, or just leave them alone?

I see agents leaving the industry a lot right now. 

And while someone paying a professional to do a detailed and relatively costly search may be able to ascertain your wealth status; a superficial search would probably leave the potential plaintiff believing you lacked the assets to make a lawsuit worthwhile. 

My thinking is this leaves me with two paths: A) Best case is I pick up the foreclosure for $1M, immediately list it for sale at $1.6M or more and hopefully sell for a > $500K pretax profit. 

The higher you go in price, the ratios get too hard to make it work without leaving as much money in the deal as you would a standard down payment.

I spent over a decade in multi-phasic residential development before leaving the "W2 league" of things.

Is it better to wait for a tenant that is more on time with payments and leave the place vacant for now or accept whoever applies? 

This vital in today’s environment.This is useful to see if contractors come to work on time and what time they leave.

If they are not happy, they can leave at the end of the lease.
